Demolition

Demolition of the campus buildings, except for the childcare centre, is the first stage required to deliver the proposed masterplanned community. The childcare centre will remain operational throughout 2024 before closing temporarily for refurbishment.

Having received demolition approval from Canterbury-Bankstown City Council in June, the demolition program has commenced, and is anticipated to be completed by March 2025, depending on weather and progress.

Demolition Contractor Appointed

Demolition, Environmental, Civil Contractors (DECC) has been appointed as contractor who will be undertaking the demolition works.

DECC’s delivery team has over 75 years of experience in planning and driving demolition projects and have been an integral part of the successful delivery of many iconic projects across NSW and QLD. DECC is committed to managing safety, quality, and environmental standards throughout demolition, and is supported by a third-party accredited management system, including a Federal Safety Accreditation.

Program

Demolition will occur in stages. The intended sequence is to commence with the structures located within the centre of the site, leaving the surrounding structures as a buffer to neighbouring residential and commercial properties for the initial stages of demolition.

Demolition will comprise of:

Establishment of site facilities including sediment and erosion control, access signage and fencing.
Isolation of utility services.
Protocols regarding the removal of any hazardous building materials.
Demolition and removal of structures.
Complete site clearing of rubbish, waste and rubble to be recycled at offsite facilities.

Hours of Operation

The approved hours of work for the demolition activities are:

Between 7am and 5pm, Mondays to Saturdays inclusive.
• No work will be carried out on Sundays and Public Holidays.

While works will predominantly be undertaken during standard construction hours, from time-to-time activities will need to take place outside of these hours. Works notifications including further detail about out-of-hours activities to be undertaken will be distributed to near neighbours ahead of time.

On occasion, large equipment and machinery needs to be delivered early in the morning, outside of peak traffic times to meet state government traffic management guidelines.

Management Measures

The safety and ongoing operation of the surrounding community is of paramount importance. Demolition works will be strictly controlled by detailed Construction Management Plans, reviewed and approved by Canterbury-Bankstown City Council, to help ensure the local community is kept safe, with least inconvenience.

In addition to this, all works will be performed in accordance with relevant Legislation, Australian Standards, Codes of Practice and Guidelines for demolition. As a minimum, NSW WH&S Act 2011, NSW WH&S Regulations 2011, AS 2601 – Demolition of Structures and the Demolition Work Code of Practice will be followed.

Traffic & Access

A Traffic Management Plan has been developed by a specialised traffic consultant to advise the best vehicle routes to the site throughout demolition. The Traffic Management Plan was approved by Canterbury-Bankstown City Council and stipulates heavy vehicle routes that provide the shortest distances to/from the arterial road network and minimise the impact on local streets.

The heavy vehicle access and egress points to site throughout demolition will be via Bullecourt Avenue using:

• M5 and Henry Lawson Drive when coming from or leaving to the south.
 Milperra Road and Ashford Avenue when coming from or leaving to the north.

Powerline Relocation on Ashford Avenue

As per Canterbury Bankstown City Council’s requirements, the proposed residential development includes the removal of power poles and overhead power lines along Ashford Avenue.

The equipment running from the southern edge of Milperra Reserve to the southern end of Ashford Ave is required to be relocated underground once relevant property owner consent is attained.
