The Project

The Site

The site occupies 19.6 hectares formally utilised as the ‘WSU Bankstown Village Campus’ at 2 and 2A Bullecourt Avenue, Milperra.

Located approximately 24 kilometres west of the Sydney CBD, the site is in Sydney's South District and is bound by the M5 motorway to the south, Ashford Avenue to the west, Bullecourt Avenue to the north, and Horsley Road to the east.

The site is well located adjacent to bus services employment precincts and emerging centres, which offers jobs, amenities, and services. This is consistent with the '30-minute' initiative.

The Project

In June 2024, the 19.6-hectare site was rezoned to allow for residential, commercial, recreational and conservation uses. 

The proposed residential masterplan for the site incorporates a diverse range of up to 430 low-rise dwellings including attached terraces, semi-detached houses and
freestanding homes, alongside a suite of community enhancements set to benefit both existing and future residents. 

Under the Voluntary Planning Agreement (VPA) drafted in conjunction with and adopted by Council, the following community benefits will be delivered:

Environmental Sustainability

We have established clear goals and strategies aimed at reducing environmental impacts while promoting sustainable practices across all stages of the project.

 Protection for over 2-hectares a of significant Cumberland Plain Woodlands.
3 new publicly accessible parks across the site, totalling over 14,000 square metres of open space.
• Over 600 new trees planted along proposed roads and within parks across the site.
Future tree canopy on site will exceed the tree canopy that currently exists, cooling the neighbourhood.
Tree replacement ratio of 3:1 where trees are required to be removed to facilitate earthworks.
Onsite nursery to store and re-use various plants where possible.

While sustainability features within the masterplan community will be determined through the Development Application stage, our vision is to set a new benchmark
in sustainability and innovation for the area by:

Maximising the number of homes with desirable solar orientation.
 Incorporating electrical appliances and a solar system in each home.
Including smart street infrastructure along proposed streets and within parks.
Encouraging sustainable modes of transport via pedestrian and cycle connections.
Selecting materials with low environmental impact.
